Services
Renovation services: every trade
Bathroom, kitchen, electricity, plumbing, plastering, floors, painting and insulation: every renovation trade, coordinated by one company.
Sixteen services that combine on one job. Each page sets out what we take on, the site photos and how to request a quote.

The whole job
Full renovation
A whole house or flat, in an order of work that avoids shuttling between trades.

A full renovation carried out in order: demolition, structure, services, floors and finishes. One schedule, one detailed quote and one point of contact from the first survey to handover.
The order of work decides the result of a full renovation: open up first, redo the services next, close and finish last. We set that schedule before the first wall comes down and keep it current with you.

Trades
One trade, on its own or coordinated with the other parties — useful when the rest of the job is already planned.

Windows & Velux
Windows, Velux, doors and sliding frames fitted or replaced, with survey, sealing and interior finishes. Glazing and material are chosen for exposure, noise and the insulation you need.

Insulation & ventilation
Roof, walls and floors insulated for the building, with ventilation sized to clear moisture and improve comfort and the energy rating.

Partitions & ceilings
Fixed or movable partitions and suspended ceilings to redraw spaces, take lighting and hide ventilation, without touching the structure.

Plastering
Walls and ceilings plastered or repaired to take a clean paint finish: prepared surfaces, true corners and neat joints around windows and sockets.

Electrical work & compliance
A complete installation, an adaptation or a compliance upgrade: a survey of the board and circuits first, then work coordinated with plumbing and heating.

Plumbing & sanitaryware
New work, renovation and repairs: pipework set out, pressure-tested and closed neatly, with labelled stop valves.

Heating & heat pumps
Heat pumps, boilers, stoves, water heaters and reversible air conditioning chosen for insulation and use, then installed, set up and explained.

Flooring
Tiles, parquet, vinyl or stone laid on a checked substrate: flatness, moisture and preparation before the first element.

Interior & exterior painting
Walls, ceilings, doors, windows and facades: careful preparation then paint suited to the surface, for a clean finish.

Bespoke joinery
Doors, stairs, terraces, railings and furniture drawn to the measurements of the place, then made and fitted in materials suited to the use.
Price guidance
What a renovation costs, and what moves the quote
We publish no firm prices: every building has its own constraints. Below are market reference points to place a budget, then what actually moves the figure.
Indicative reference points by job type
- Full renovation
- €500 – €2,000 / m²
- Indicative range depending on the state of the building, the floor area and the level of finish. Not a firm price.
- Heavy renovation
- €1,500 – €2,000 / m²
- When structure, services and finishes are all reworked together. Indicative range, not a firm price.
- Complete bathroom
- On quote
- Strip-out, plumbing, electricity, waterproofing, tiling and sanitaryware: too variable for an honest range.
- Complete kitchen
- On quote
- Units, worktop, connections and appliances change the budget entirely.
Market sources 2025-2026: Trustup, Meilleurtaux, Renovatiewerken.
These ranges place a budget; they do not replace a quote. Our quote prices the items, quantities and VAT of your project, after the site visit.
The 4 factors behind the price
- Floor area: a 70 m² flat and a 200 m² house do not call for the same resources.
- Existing condition: a sound building renovates faster than a damp, unstable or neglected one.
- Level of finish: standard tiles or stone, catalogue joinery or bespoke work.
- Services and the energy rating: electricity, plumbing, heating, ventilation and insulation are decided together.
What pushes the bill up
- Asbestos or another pollutant, to be removed by a licensed firm before the materials are touched.
- Difficult access: an upper floor without a lift, a narrow yard, no room for a skip.
- Shared ownership: imposed hours, approval by the general meeting, protection of common parts.
- Compliance: electricity, gas, structure or fire safety to be put right before the finishes.
What our quote contains
A detailed quote is recognisable by what it lets you check.
- The items, one by one, with what is included and what is not.
- Measured quantities and areas, line by line.
- The materials, with the VAT rate applied (6% or 21%).
- The planned schedule and how long the price remains valid.
Frequently asked questions
What we are asked most often before signing
Price, permits, VAT: the answers we give most often.
In Belgium, a full renovation usually sits between €500 and €2,000 per m², depending on the state of the building, the floor area and the level of finish. That is an indicative range (market sources 2025-2026: Trustup, Meilleurtaux, Renovatiewerken), not a firm price: the quote prices your project item by item.
Both rooms concentrate many different items: strip-out, plumbing, electricity, waterproofing, tiling and sanitaryware on one side; units, worktop, connections and appliances on the other. That is why we price them after the site visit, rather than quoting an average that would fit nobody.
It depends on the work. An interior renovation that touches neither the structure nor the facade often goes ahead without a permit; an opening in a load-bearing wall, an extension or a change of volume or facade requires one. Rules differ by municipality and region: we point out what to check before starting.
The 6% rate applies to renovating a private home more than ten years old, used as a dwelling for more than 50%, when the contractor invoices the end consumer and materials and labour appear on the same invoice. Every other situation is at 21%. The exact conditions are set by the FPS Finance.
With a survey and a visit. We look at what needs dealing with first, discuss it with you, then prepare a detailed quote. The visit and the quote are free and without obligation.
